General Terms and Conditions

  1. Minimum Stay
    The minimum stay is 6 nights. Please enquire about our rates for stays longer than 6 months.
  1. Confirmation of Arrival
    For pay-on-arrival bookings, if we do not receive your confirmation by email of your confirmed arrival at least 3 days before check-in date, your booking will be cancelled without further notice. Cancellation fee may apply.
  1. Cancellation and No Show
    • Short Stay
      1. No charge for cancellation made more than 72 hours prior to arrival date for short stay
      2. Any cancellation made within 72 hours prior to arrival or in the event of no show
        • 01 night room rate will be charged for stay less than 7 nights
        • 02 nights room rate will be charged for stay more than 7 nights but less than 29 nights
    • Long Stay
      1. No charge for cancellation made more than 7 days prior to arrival date for long stay
      2. Any cancellation made within 7 days prior to arrival or in the event of no show
        • 05 nights room rate will be charged for stay more than 30 nights and above
  1. Payment on Check-In
    • For stays of up to one month, full payment for the total room nights (including any pre-selected options, if any) must be paid prior to or at check-in.
    • For stays longer than one month, the first month’s room rate must be paid in full prior to or at check-in.
  1. Security Deposit
    A security deposit is payable upon check-in as follows:-

    • Equivalent to 1 night’s room rate for stays of up to one month;
    • 10% of the total room charges for bookings of longer than one month (capped at 1 month’s room rate).
      This will be refunded without interest upon check-out less any outstanding payments or claims.
  1. Late Check Out
    Requests for late check-out may be granted subject to availability and at the management’s sole discretion. Late check-out fee is payable as follows:

    • Up to 17:00 hrs:  Half a day’s room rate;
    • 17:00 to 21:59 hrs:  Full day’s room rate;
    • From 22:00 and subsequent days:  Full day’s room rate per day.
  1. Extension of Stay
    Requests for extension of stay are subject to availability and not guaranteed. Please request as early as possible if you require an extension.
  1. Children and Extra Bed
    • All children under 12 years old stay free of charge when using existing beds.
    • Some rooms can support an extra bed. If available, the additional bed is chargeable at the following rate/s, subject to 7% GST.
      1. Daily S$50, Weekly S$300, Monthly S$900.
  1. Room Allocation
    The management reserves the right to change the room allocation to a different room of equivalent type during your stay.
  1. Housekeeping
    Housekeeping service three times a week from Monday to Saturday. Housekeeping will not service your room if the ‘Do Not Disturb’ sign is displayed. Last housekeeping service is at 16:00. No housekeeping service on Sunday and Public Holidays.
  1. Facilities
    All guests will enjoy free Wi-Fi, access to the pool, sauna and gym facilities.
  1. DDD calls
    DDD (domestic) calls are chargeable at S$0.10 per 3 minutes.
  1. Car Parking
    Car parking space is available to registered guests for a fee, subject to 7% GST.Daily S$7 for one car space or Monthly at S$210.
  1. Transfers
    Airport Transfers are available on request. Rates are one way and subject to 7% GST,

    • Limo or Combi: S$80, Luggage Van: S$90, Each additional stop: S$10.
    • Late departures between 23:00 and 07:00: additional S$15
  1. No Pets and No Smoking
    Pets are not allowed, and by Singapore law, smoking is not allowed in the rooms or common areas of the property. A cleaning fee of S$300 will be imposed if smoking is found to have taken place on the property.
  1. Pricing
    All pricing listed is subject to change without notice. Not all pricing listed may be applicable to all rates. Where rate pricing is different from prices listed, rate pricing takes precedence.
  1. Valuables
    We cannot accept responsibility for the loss or damage of guests’ valuables or belongings.
  1. Liability Waiver
    Orchard Point Serviced Apartments cannot be responsible for any death, injury, accidents or other damage howsoever caused. The management strongly advises all guests to take out adequate travel and personal insurance to cover all risks. Parents / guardians are responsible for the safety and supervision of their children at all times.
