01 - Minimum Stay
The minimum stay is 6 nights. Please enquire about our rates for stays longer than 6 months.
02 - Confirmation of Arrival
For pay-on-arrival bookings, if we do not receive your confirmation by email of your confirmed arrival at least 3 days before check-in date, your booking will be cancelled without further notice. Cancellation fee may apply.
03 - Cancellation and No Show
We must receive notice of cancellation or amendments at least 72 hours or more before arrival, for stays between 06 and 29 nights, and at least 7 days before arrival for stays longer than 30 nights. Failure to cancel or amend accordingly will incur a cancellation fee.
Unless we receive prior notice of your late arrival, if you do not check-in by 15:00 on the arrival date, your booking will be treated as a no show and your room allocation will be released. No show fee will be charged.
Short Stay - No charge for cancellation made more than 72 hours prior to arrival date for short stay
Any cancellation made within 72 hours prior to arrival or in the event of No show
- 01 night room rate will be charged for stay less than 7 nights
- 2 night room rate will be charged for stay more than 7 nights but less than 29 nights
Long stay - No charge for cancellation made more than 7 days prior to arrival date for Long stay
Any cancellation made within 7 days prior to arrival or in the event of No show, 5 Night room charges will be charged for stay more than 30 nights and above
04 - Payment on Check-In
For stays of up to one month, full payment for the total room nights (including any pre-selected options, if any) must be paid prior to arrival.
For stays longer than one month, the first month’s room rate must be paid in full prior to arrival.
05 - Late Check-Out
A security deposit is payable upon check-in as follows:-
- Equivalent to 1 night’s room rate for stays of up to one month;
- 10% of the total room charges for bookings of longer than one month (capped at 1 month’s room rate).
This will be refunded without interest upon check-out less any outstanding payments or claims.
06 - Late Check Out
Requests for late check-out may be granted subject to availability and at the management’s sole discretion.
Late check-out fee is payable as follows:
a. Up to 17:00 hrs: Half a day’s room rate;
b. 17:00 to 23:59 hrs: Full day’s room rate;
c. From 00:00 and subsequent days: Full day’s room rate per day.
07 - Extension of Stay
Requests for extension of stay are subject to availability and not guaranteed. Please request as early as possible if you require an extension.
08 - Children and Extra Bed
All children under 12 years old stay free of charge when using existing beds.
Some rooms can support an extra bed. If available, the additional bed is chargeable at the following rate/s, subject to 8% GST.
Daily S$50, Weekly S$300, Monthly S$900.
09 - Room Allocation
The management reserves the right to change the room allocation to a different room of equivalent type during your stay.
10 - Housekeeping
Housekeeping service 3 times a week from Monday to Saturday. Housekeeping will not service your room if the Do Not Disturb sign is displayed. Last housekeeping service at 16:00.No housekeeping service on Sunday and Public Holidays.
11 - Facilities
All guests will enjoy free Wi-Fi, access to the pool, sauna and gym facilities, and the use of the residents’ lounge.
12 - IDD & DDD calls
IDD (international) calls are not available. DDD (domestic) calls are complimentary.
13 - Car Parking
Car parking space is available to registered guests for a fee, subject to 8% GST.
Daily S$7 for one car space or Monthly at S$210.
14 - Transfers
Airport Transfers are available on request. Rates are one way and subject to 8% GST,
Limo or Combi: S$90, Additional: 1 stop of pickup between 23:00 to 07:00: S$15
Luggage Van: S$110, Additional: 1 stop of pickup between 23:00 to 07:00: S$25
15 - No Pets and No Smoking
Pets are not allowed, and by Singapore law, smoking is not allowed in the rooms or common areas of the property.
16 - Pricing
All pricing listed is subject to change without notice. Not all pricing listed may be applicable to all rates. Where rate pricing is different from prices listed, rate pricing takes precedence. Rates are inclusive of Service charges and 8% GST
17 - Valuables
We cannot accept responsibility for the loss or damage of guests’ valuables or belongings.
18 - Liability Waiver
Orchard Point Serviced Apartments cannot be responsible for any death, injury, accidents or other damage howsoever caused. The management strongly advises all guests to take out adequate travel and personal insurance to cover all risks. Parents / guardians are responsible for the safety and supervision of their children at all times.
19 - TraceTogether-only SafeEntry
With effect from 30 December 2020, TraceTogether-only SafeEntry will be implemented at OPSA.
TraceTogether-only SafeEntry ensures that everyone present at OPSA is better protected by effective contact tracing.
All guests will need to use their TraceTogether App or TraceTogether Token, to check in to OPSA's SafeEntry.
